The Scottish Mutual Building, located at 15-16 Donegall Square South and 2-14 Bedford Street, is a notable Edwardian building completed in 1904 and designed by Henry Seaver. Originally named the Scottish Temperance Building, it stands out with its dark red Ballochmyle sandstone structure adorned with corbelled turrets.

In 2013, Signature Living acquired the building from the Tullymore House hotel group with the intention of converting it into the George Best Hotel. Despite starting work on the hotel, the project came to a halt in April 2020 due to Signature Living entering administration, resulting in the building remaining vacant and unfinished since February 2021.

Recently, the Martin Property Group purchased the building with plans for a significant investment to transform it into a luxury boutique hotel.
