Queens Street PBMSA is a new student accommodation development proposed by McAleer and Rushe on land situated between Castle Street, Queen Street, and Fountain Street. This project involves the demolition of Norwich Union House and Westgate House to make way for the construction of a purpose-built managed student accommodation development, including ground floor retail/service units, a resident's gym and other ancillary spaces.

In April 2024, a PAN LA04/2024/0562/PAN was submitted and a public consultation held in May 2024.

In June 2024, a full planning application LA04/2024/1138/F was submitted, proposing 821 student rooms (studio and cluster), with building heights ranging from 6 to 9 storeys. The scheme includes active frontages, communal areas, cycle storage and streetscape enhancements. The application was approved in May 2025.

In June 2025, demolition teams arrived on site to commence enabling works.
