Nine Lanyon Place

Nine Lanyon Place is a prominent office building in Belfast city centre, originally developed in the early 2000s as part of the Lanyon Quay regeneration. The six-storey building offers approximately 150,000 sq ft of Grade A office accommodation and was fully let to the Department of Finance in 2018, following Northern Ireland’s largest ever office letting.

In March 2025, Lanyon Place Ltd submitted a Proposal of Application Notice (LA04/2025/0451/PAN) for a major redevelopment of the building toinclude a change of use of the ground floor to retail, restaurant and gym uses, conversion of the fifth floor to 33 apartments, removal of the rooftop plant to create 35 units, and construction of two additional floors to deliver 57 further apartments. A total of 125 residential units are proposed, alongside reconfigured access, landscaping and services.

A public consultation commenced in April 2025, with a full planning application anticipated later in the year.
