58-66 Royal Avenue was built in 1885, originally as Crown Chambers and was designed by architect William Eaton.
The property has been occupied by a variety of businesses over the years, including the Ulster Echo Newspaper, which used the space as a printing works until the mid-20th century. Most recently, the property was occupied by JJB Sports until the company went into administration in 2012.
In 2015, planning permission was granted for a change of use from retail to a public house with an external beer garden. The applicant for this development was JD Wetherspoon.
However in 2018, JD Wetherspoon's application for a liquor licence was refused by Belfast County Court.
