39 Corporation Street occupies a prominent corner site at the junction of Corporation Street and Gamble Street, at the northern edge of Belfast City Centre. The site extends to approximately 0.7 acres and is bounded by Corporation Street to the west, Gamble Street to the north, and Tomb Street to the east.
The existing building on the site was constructed circa 1990–1991 and was formerly known as The Design Centre. It has accommodated a range of uses over the past three decades, most notably serving as a Department for Communities facility, operating as a Social Security Office and Job Centre. The building is currently vacant and comprises a five to six storey office block with associated surface-level car parking.
In November 2024, Elkstone Partners, submitted a full planning application (LA04/2024/2044/F) for the demolition of the existing building and the redevelopment of the site to deliver a Purpose Built Managed Student Accommodation (PBMSA) scheme. You can view the full details of the proposal here.
In April 2025, it was confirmed that Vault Artist Studios began temporary use of the building. The space will accommodate around 50 artists working across multiple disciplines and will also support arts organisations displaced by the recent closure of Connswater Shopping Centre.
