14 Dublin Road is a proposed 14-storey purpose-built Grade A office building for the headquarters of Kainos, a Belfast-based IT firm.
The site was formerly occupied by the Movie House Cinema and was purchased by Kainos in February 2019.
In July 2021, a planning application (LA04/2021/1703/F) was submitted for Trademarket, a temporary outdoor food and retail market, intended to operate for 2 years.
In October 2022, Kainos announced that they were selling half of the site to Queen's University.
In November 2023, a planning application (LA04/2023/4366/F) was submitted proposing a 14-storey purpose-built Grade A office building with a retail/restaurant unit on the ground floor, including external landscaped terrace areas, public realm works, and all associated site works.
In April 2024, the planning application was approved by Belfast City Council, and construction is expected to commence in September 2024.
